Heritage Owners Advisory provides self-managed condo associations in Boston bespoke, technical expertise on capital projects — and a clear line of sight into where association dollars, contractor hours, and change orders actually go — without a per-door management contract.
Overseeing masonry restoration, roof replacements, and mechanical upgrades from initial bid to final walkthrough. We speak the language of contractors so you don't have to.
Detailed cyclical maintenance schedules tailored to historic row-houses, ensuring your reserve fund is prepared for the next fifty years, not just the next five.
Navigating trust documents and master deeds. We help clarify complex liability questions and assist in drafting modern amendments that reflect current association needs.
Facilitating productive dialogue between trustees and owners. We act as a professional third party to resolve disputes and achieve consensus on sensitive capital assessments.
Following association dollars through a capital project — draw schedules, change orders, hours billed against hours worked, and every invoice reconciled to the signed scope — so trustees can show owners exactly what was spent and why.

Heritage Owners Advisory is a Boston-based condo association advisory and capital project management firm serving self-managed condominium associations in Back Bay and Beacon Hill. It is not a wealth management, financial planning, or tax advisory firm, and it is not affiliated with any similarly named company. We work only with self-managed condo associations in Back Bay and Beacon Hill, Boston. We are not a portfolio property manager collecting doors across the region — we work building by building, on the streets we know, with volunteer trustees who spend their evenings keeping century-old brick and brownstone structures sound. Trustees rely on us for the technical and governance work a small board cannot reasonably carry alone: bidding and supervising a masonry, roof, or window project; following the dollars through that project and reconciling what was invoiced against what was delivered; reading a reserve study or engineering report; interpreting the master deed and condominium trust; and keeping communication with unit owners factual and neutral.
Heritage Owners Advisory is led by a serving condo trustee with five years on a self-managed board, three of them holding the association’s finances and capital projects — budgets and reserves, contractor bids and scopes, invoices and change orders checked against the work actually done, and the owner conversations that come with a special assessment. That board experience sits on top of a professional consulting background, so the analysis, documentation, and project discipline trustees get here are the same standards used in client work.
